Fair warning: When you tour 3222 Los Palos Circle, budget extra time.
Located on a sought-after cul-de-sac near the Lafayette-Moraga trail, this is the kind of Lafayette property that makes a strong first impression — an updated trail neighborhood home with light filled spaces, single-level floor plan, and easy indoor/outdoor access.
It’s the kind of first impression that usually leads to a slower, more considered second pass.
Here are some things to look for when you take your tour:
(1) The clever use of walls and storage spaces to demarcate common areas so that the house has defined spaces while still feeling like a larger, open concept home that connects the indoors with the outdoors. Nice touch: Walls help conceal a central powder room easily accessed by all main rooms while still offering guests privacy.
(2) The way the office area is a brilliant use of the transition space between common areas and master bedroom. Well lit and with backyard views, this flexible space could just as easily be used for a reading nook, indoor play area or other personalized family space. It’s fun to imagine how this space use will likely change as young parents grow into empty nesters — and even later, grandparents.
(3) The amazing amount of storage space, not only in terms of number of closets, but also their depth, width of openings and placement throughout the house. Even the built-in storage area opposite the double sink vanity in the hall bathroom has deep drawers and handy shelves for extra towels. And the garage? So much potential.
(4) The home’s many windows and exterior doors don’t just bring the light from outside in. They also offer useful views out — either to enjoy the day, watch children at play in the cul-de-sac or backyard, or extend a party space.
