The Ins and Outs of Remodeling Timelines

TilesThinking about timelines for home remodeling projects is super important! Just like in buying and selling a home, the clearer the expectations, the more successful the outcome. The Pacific Union Blog did a great job of outlining common remodeling projects and timelines in their blog released today.

However, equally important in the timeline and planning process is the topic of permits. Are they needed? Does it increase the time that needs to be allotted? In my professional opinion, the answer to both is yes! When you sell a home, you are required to disclosure to the future buyer if permits were pulled. tilesWhen permits are not pulled, it is always a red flag as there is no formal oversite of the construction process. Buyers question whether it was done correctly by a licensed contractor or if this was a homeowner do-it-yourself job. Oversite does add time to the job so make sure you plan the extra days needed to do it right. You will be grateful in the future when you opt to sell your home that you did it correctly!

On another note, the biggest factor we see in construction delays is that the homeowner is not ready. They have not selected finishes, appliances, counter tops, tile, hardware, light fixtures, etc. and the get paralyzed in the decision-making process. If you select your finishes ahead of time and have the items on the jobsite before you formally start, you will be amazed at the ease of the project. Plan ahead and reap the reward; you will want to dive into construction again and again as it is rewarding when it goes smoothly and far less stressful for everyone involved.
